El lugar propuesto para la instalación es apropiado, ya que reúne las condiciones que se requieren en el proyecto como lo son el abasto de materia prima, vías de comunicación para transporte de producto terminado y un mercado potencial en la zona. El estudio técnico determinó el equipo y materiales necesarios para operar, el diseño de la planta y el proceso de pasteurización de leche. La capacidad de la planta será de mínimo 1,150 litros para comenzar, con una inversión inicial calculada de 4, 202,911.23, obteniendo una utilidad contable de 876,755.98 para el año 10 de operación. La Tasa Interna de Retorno (TIR) calculada para el proyecto fue de 20.14%, esto con relación a la tasa mínima de retorno aceptable (TMRA) que es de 13.2%, por lo que se determinó que el proyecto es factible ya que la TIR es mayor; además que se tuvo un Valor Actual Neto (VAN) de 3, 758,105.07 para el proyecto, así mismo se obtuvo una relación Beneficio- Costo de 1.142. El punto de equilibrio del proyecto es de 45% desde el año 1 hasta el 10. En cuanto al impacto ambiental, el proyecto tiene un impacto casi nulo, y todas las actividades realizadas están normadas por el reglamento ecológico. Todos estos indicadores determinaron el proyecto de instalación de la planta Pasteurizadora como viable, rentable y factible. The objetive of this work was to evaluate the investment factibility of installing a pasteurizer plant in the community of Tecoyuca, municipality of Chignahuapan, located in Puebla state. It's beneficiaries will be 20 families producing milk on a small scale, which will form a Rural Production Society with Limited Resources. The place proposed for the installation is adequate because it presents the necessary conditions in terms of raw material facilities, infrastructure for the transportation of products and a potential market in the area. The technical study determined the equipment and materials necessary to operate, the design of the plant and the process of milk pasteurization. The plant capacity will be minimum 1,150 liters to start, with a first investment of 4, 202,911.23 Mexican pesos. From the project, 876,755.98 Mexican pesos of utility will be obtained in the 10th year of operation. The internal Return Rate (IRR) calculated for the project was 20.14%. The Acceptable Minimum Return Rate (AMRR) calculated was 13.2%. Based on the results, it was determined that the project is factible because the Internal Return Rate is higher then the Acceptable Minumum Return Rate. In addition it was obtained a Present Net Value (PVN) of 3, 758,105.07 Mexican pesos for the project. Also a Relation Benefit-Cost of 1.142 was obtained. In terms of enviromental impact, the project has an almost null impact, and all the activities carried out are regulated by the ecological regulation. All these indicator determined the project of installation of the pasteurizing plant as viable, profitable and feasible.
